After 30 years of experience in the building and development industries, Michael Grunbaum has unveiled a free blog to share his knowledge and educate the public.
In one of his longer educational pieces on his blog, Michael delves into the dilemma behind many construction projects: hiring a construction manager or a general contractor.
In Mr. Grunbaum's words, general contractors are typically hired when owners have a finalized design in place. Construction managers, on the other hand, are more flexible and operate more collaboratively and "open-book."
Michael elaborated, "Once a general contractor is hired in a lump sum or fixed price environment, they have an incentive to protect or enhance their profit margin. After all, any saving opportunities revert to the contractor - even if those opportunities aren't optimal for their client.
"As a result, the general contractor's interests don't always align with those of the owner. This places the general contractor on the other side of the table.
"A construction manager, however, works on a fixed fee as an extension of the owner's staff. It's in their best interest to meet—and exceed—the owner's goals for schedule, budget, and quality of construction. Thus, the construction manager's interests align with those of the owner. They're both sitting on the same side of the table."
The veteran constructor summarized his thoughts by saying that construction management is better for the homeowner's budget, schedule, and even work quality, adding that his 30 years of involvement in construction projects made him a vocal advocate of early project involvement by a skilled construction manager.
"I’ve seen it pay dividends on projects of every shape and size," Michael concluded.

He has a foundation in civil engineering that he believes was vital in helping him overcome the challenges of site development while steering construction management toward sustainable and quality-rich outcomes.
